The template
WEDDING VENUE RENTAL AGREEMENT
This Agreement is entered into on {{date}} between {{venue_name}} ("Venue"), located at {{venue_address}}, and {{client_names}} ("Client") for the event described below.
1. EVENT DETAILS

2. FEES AND PAYMENT SCHEDULE

Second payment (due 180 days before event): ${{payment_2}} (50% of remaining)
Final payment (due 30 days before event): ${{payment_3}}

3. CANCELLATION
a. More than 365 days before: 25% retainer forfeited.
b. 181-365 days before: 50% of total fee forfeited.
c. 0-180 days before: 100% of total fee forfeited.
d. Date changes subject to availability and a ${{reschedule_fee}} fee. One change permitted.
4. FORCE MAJEURE
Neither party is liable for failure to perform due to acts of God, government order, pandemic restriction prohibiting gatherings of the contracted size, fire, flood, or other circumstances beyond reasonable control. In such events, Venue will offer reasonable date alternatives within 18 months at no additional fee. Cash refunds are not provided under force majeure.
5. VENDOR REQUIREMENTS
All outside vendors must be approved 60 days prior, provide a Certificate of Insurance naming {{venue_name}} as additional insured ($1M general liability minimum), and comply with load-in, parking, and clean-up rules in Exhibit A.
6. ALCOHOL
All alcohol must be served by a licensed bartender carrying liquor liability insurance. Client may not self-serve. Venue may refuse service to any guest.
7. PROPERTY AND DAMAGE
Client is responsible for damage beyond normal use. Damage deposit refunded within 14 days less documented repair cost. Items left after load-out deemed abandoned after 7 days.
8. INDEMNIFICATION AND INSURANCE
Client shall obtain event liability insurance of $1,000,000 minimum naming {{venue_name}} as additional insured, with proof delivered no later than 30 days before event.
9. MEDIA
Venue may photograph the event for marketing; identifiable couple photos not used without written consent.
10. GOVERNING LAW
Governed by the laws of {{state}}. Disputes resolved by binding arbitration in {{county}}, {{state}}.
